Who We Rent To: - Responsible Adults: The primary renter must be at least 25 years old. - Families & Groups: We welcome families, responsible groups, and individuals who plan to respect the property and the community. - Strictly No Parties or Events: Our property is not suitable for large gatherings, parties, or events. Only the number of guests specified in the booking may occupy the property. - Compliance with Local Laws: Guests must comply with all local laws and regulations, including but not limited to occupancy limits. (Grand County limits total occupancy to 16 guests.) House Rules: By booking our property, you agree to the following house rules. Any violation will result in immediate removal from the property without refund, and a $2,000 fine per violation. Parking Compliance - Park only in designated areas as instructed.\ - Violations may result in towing or fines at the guest’s expense. Noise & Quiet Hours - Quiet hours are from 7:00 PM to 7:00 AM. - Please avoid loud noise or disruptive behavior, especially outdoors. - Excessive noise may lead to eviction and penalties. Trash & Dumpster Rules - All trash must be secured in the bear-proof dumpster. - The latch must be used with the provided carabiner; enclosure must remain locked at all times. - Improper trash disposal may result in wildlife issues and will incur penalties. Occupancy Limits - Only the guests listed in your booking may stay at the property. - Grand County limits total occupancy to 16 people maximum. - Unauthorized guests or exceeding the limit is grounds for immediate eviction and fines. Strict Enforcement of House Rules - We actively monitor for compliance using security systems and local management. - Violations—including unauthorized guests, excessive noise, improper trash handling, or over-occupancy—will result in immediate eviction and a $2,000 fine per incident.
